Earlier than you probably think! You don’t need to be pre-approved or ready to start touring homes before we talk. Whether you're ready now or planning six months from now, we can figure out what needs to happen between here and homeownership.
Before we begin touring homes, yes. I also recommend getting fully pre-underwritten when possible. It gives you a clearer picture of your buying power and can help make your offer stronger when the right home comes along.
It depends on your loan program, price point, and individual situation. Your down payment is only one piece. We'll also plan for closing costs, earnest money, inspections, moving expenses, and the other costs that come with buying a home so there are fewer surprises.
What a lender says you can borrow and what you're comfortable spending aren't necessarily the same number. We'll look at your financing alongside the monthly payment and the life you want to live after you buy the house.
I can help you research communities, commute times, housing options, amenities, market information, and other objective factors that matter to you. You decide what feels right for your life, and I'll help you gather the information you need to make that decision.
I will absolutely tell you when I see something you need to know. My job isn't to convince you to buy a house. It's to help you understand the property, the market, your options, and potential risks so you can make a decision you feel good about.
Before deciding what to offer, we'll look at comparable sales, current competition, the home's condition, the seller's situation when we can, and the terms that could matter. Then we'll build an offer around the property, the market, and what you're comfortable with.
We'll talk through what we know, what we don't know, and the different ways we may be able to strengthen your offer. You decide where your line is. Winning the house isn't a win if you immediately regret what you agreed to.
That's when my process really kicks in. I'll help you stay ahead of inspections, attorney review, financing, appraisal, deadlines, final walkthrough, closing, and all the little details in between. You'll know what's happening and what you need to do next.
Absolutely. I want to be your real estate resource long after you get the keys. Whether you need a contractor recommendation, have a question about your home, want to understand its value, or eventually decide it's time for your next move, you can call me.
Yes. You don't have to be ready to buy a house to start getting ready to buy one. Sometimes the best first step is simply figuring out where you are now and what would need to happen next.
